A Letter to Sheridan Ranch Buyers

Welcome to the Neighborhood!

Let me start by saying thank you and congratulations on your new patio home purchase. If you’re new to town, welcome to Sheridan! I’m Doug Carlton the managing partner for Carlton Construction as well as the developer of Sheridan Ranch.

 

I’d like to share with you the process that will take place from once you reserve your unit/lot until when you’ll move into your new home.

 

The first step to homeownership within Sheridan Ranch is to purchase the ground under your home. This not only secures the unit/lot number of your choice but also the model home you feel is the best fit for your lifestyle. Please note that several units/lots offer multiple model home options

 

The process to transfer ownership to you is through a local title company. Upon closing you will receive a warranty deed to the land and acknowledgement of Sheridan Ranch covenants. Simultaneously, you will enter a build agreement with Carlton Construction that includes the model home of your choice as well as any upgrades you may choose.

 

This build agreement will also include all home specifications that will make your home unique to your taste. These specifications & features include flooring and tile choices, appliance package, paint colors, cabinetry and countertops, lighting and faucet fixtures, and more. 

 

The build agreement will include the total cost to build your new home, the biweekly draw process, builder warranty and more. Please note that each unit/lot purchase must include a build agreement. 

 

Once we have the aforementioned in place our build team will put your home on the start list. Our project management team will update you from here forward on items like groundbreaking, job tracking, move-in orientation and warranty.
